Look beyond the property address.
An attractive location is only part of a property decision. Explore ownership costs, net income and the repayment or exit plan behind the purchase.
Define the purpose of the property
Start with its intended use and condition. A home, business premises and a rental investment have different costs and responsibilities. Explain why the asset fits the plan before discussing how it should be financed.
Work with the income that remains
For a rental investment, allow for service charges, maintenance and vacancy before estimating available income. For a home, compare repayments with household income after ongoing commitments. Build a full budget rather than relying on a headline yield.
Budget for work and waiting
Renovation and development plans need a realistic cost to complete and a schedule. Delays can extend costs and postpone receipts. Identify the contingency and the resources available if completion takes longer than expected.
Explain how the arrangement ends
Clarify whether repayment is expected from ongoing income, a sale or refinancing. Each route depends on different conditions. Reviewing those dependencies helps make the financing discussion more realistic.
